BBPOA Board Meeting - August 13, 2007

Called to order at 4:00

Discussion of Phase II.

We discussed the past history of Phase II lot purchases and Merlin getting owners to sign agreements to abide by BB covenants. All signed except one. Further discussion was held concerning all covenant votes being worded 75% of 120 lot owners = 90. Gary researched what several realtors were actually saying to prospective buyers about these lots concerning the restrictions. He found a mixed bag. It was moved, seconded and passed unanimously to table assessment action toward Phase II.

Larry reported about the six owners listed in the last meeting that were not current with their assessments. All are close to being complete and up to date.

Mike Arnold, our CPA, is registered with the state as our agent.

Sam contacted GSM and updated our new officer information. The list of owners out of compliance with our covenants concerning boat storage and yard maintenance was narrowed to four. Heavy rains had slowed some people in their mowing but many did get it done. Sam sent four dunning letters.

Broad discussion of covenant errors or parts needing revision was discussed. It was moved, seconded, and passed to invite Randy Chandler and Norm Charlton to a Board Meeting in September. We would like to hear their input on concise, concrete, essential areas that need addressing. The Board will then take that information under advisement for further action.

All agreed grass in the canal was less due to the new entry.
