BBPOA Board Meeting November 15, 2006

Don Hennigan gave a comprehensive report on the bulkhead repairs. The fund has $17,500 balance with $4950 owed and two more jobs scheduled for this year at $2000 +/-The bulkhead repair is 60% complete. By being proactive in our repairs, we estimate we have saved over $100,000 if we had let them fall in disrepair. The original engineering study was good but didn't go far enough. Every repair site has had a large void in it even if there was no physical evidence of a problem visible to the eye. Some projects have taken 4-5 cubic yards of slurry; whereas, others have needed as much as 17 cubic yards. Any residents that feel their lots need attention are urged to call Don and he will put you on the list.

There was a discussion of annual dues. It was agreed to abide by the overwhelmingly passed motion of July 8, 2003 to have $170.00 for General Expenses and $130 earmarked exclusively for the Bulkhead Fund.

The bay entrance repair was discussed. From several estimates and proposals, it was voted to put several pilings angled on either side of the canal entrance. We would attach heavy plastic mesh to these pilings in such a way to get the sea grass to by-pass our entrance.  Farrel Beck has generously offered this plastic mesh that he has on hand. The Board and community thank him for his generosity.

Discussion was held that we are NOT going to be annexed by the city of Rockport at this time nor in the near future.

According to Commissioner Oscar Pena the easement at front entrance will be widened at the county expense. Our only expense will be to move one pole.

Two letters of deed restrictions violations were sent to residents.

By-laws concerning three to five directors' change will be amended and submitted to the county soon. There is still some difficulty locating the originals and unlocking some locked files from previous administrations. We have changed attorneys several times over the years and the County says the lawyers have the originals. We are still looking.
