Board Meeting - December 1, 2005

Called to order 9:00

Attendees:

Discussion of Robertson/Windjammer contract.

There was general agreement that the contract was in the neighborhood's best interest. All wanted a change of wording from " owners of Windjammer lots" to "Board of Directors" would give approval of any deed restriction changes. Also, some clarification is needed of section 6 identifying no architectural control committee, Windjammer landowners, or Bahia Bay Architectural Control Committee? A meeting was set up with our lawyer for 9:00 Tuesday, Dec. 6 for all board members to hear the clarifications.  Once approved by the Board, Sam will send out a ballot to all lot owners with an explanation of what the board recommends with the actual contract being placed on BBPOA website. It will be approved/rejected by 51% of returned ballots.

Other Business:

Several other legal questions especially about lawsuits and liability will be asked of our legal counsel.

Board further recommends that the selection of new member(s) of the Architectural Control Committee be put under the auspices of the Board of Directors.
