Board Meeting Minutes

April 14, 2005

Called to Order 9:15

Attendees: Ray Herrod, Larry Reed, Ruben Corkill, Sam Kenny, Jim Remitz , and Don Hennigan

 Beautification Discussion: Holly King cuts grass but needs to do a better job along Ocean Drive and by mailboxes. Larry will tell her because it was unclear if she knew to mow that area. A different person is going to be hired to take the grass out of the canal. Chidos’ Tree Trimming Co. trimmed the large palm trees at entrance. Maylene Moore, Lydia Whitwell, Jana Corkill, and Sam Kenny weeded, trimmed and raked all garden areas. Thank you ladies.

Canal Fund Discussion: Board wanted clarification for all property owners’ understanding of the $600 and future reduction to $300 assessments for this community. The three-year $600 assessment was and is split $430 for canal fund and $170 for the general fund. After next year, it will be reduced to $300 with $120 for canal fund and $170 for the general fund. Each account is kept totally separate. The three-year assessment will generate $154,800. Engineers had originally estimated we had 900-1000 foot of bulkhead that needed repair at the cost of $60- $75 per foot. Their estimate included other incidentals and totaled $90,000.

Bulkhead Report: Don Hennigan is meeting with several contractors next week to begin the bidding for this year’s repairs.

Covenant Committee: Don reported that the Covenant Committee had met and had begun their discussion of changes. A knowledgeable attorney is needed for the “legalese” wording and advice. The board will research several possible candidates for the committee to use and will advise them of its choice. Linda Hartdegen needed to resign from that committee. The Board is asking Michael Warren to take her place.

Incidentals: A future working meeting is planned for each officer to clean out, update, and organize old records.

Incidents of trailers/boats/motor homes that are in violation of deed restrictions were discussed. If unable to personally contact resident, Sam will send note requesting the violation be corrected.

Larry stated the IRS refunded us $43.00 for taxes. It was felt we had earlier paid an estimate and it was above what we truly owed.

Annual Meeting minutes were reviewed and corrected. Board thanks Linda Hardegen for taking them while Sam was out of town.
