BBPOA Board Minutes- October 29, 2007

Attendees:

Old Business: The Board regretfully accepted Gary McAbee's resignation from the Board. His thoughts and perceptions of issues will be missed. It was moved, seconded, and unanimously passed to appoint Steve Warrick to fill Gary's term (two years).

New Business: Larry Moore gave a brief treasurer's report. The Association has $58,000 - half in Vanguard and half in Wells Fargo. The $40,000 in revenue in 2007 has been spent on budgeted items totaling $31,200 leaving a balance of $8,000 +/- for the remainder of the year.

An on going discussion of the Associations relationship with Bahia Bay Section II resulted in a closure question. The Board asked Ruben to take the Original Articles of Incorporation to our attorney to confirm the Board's opinion that we have neither jurisdiction nor responsibility toward that parcel of land.

Landscaping - Larry read from his notes highlights of the meeting he and Steve Warrick had with Dottie Niederkorn, Shirley Woodson, Larry and Barbara Reed, and a naturalist about limited clearing around the Oak trees near the front entrance. The concerns of this group are: It should be kept as a natural Oak mott because trimming just underbrush and vines could harm the trees, disturb the natural habitat, and reduce the sound barrier from highway noise. One suggestion the group had was to encircle the grove with natural plants of the area.

After much discussion it was decided that: In the future, Steve Warrick would be the only spokesman communicating with Solomon Comancho, lawn maintenance supervisor. Steve/Maylene would again contact the utility company to remind them about clearing the vines on and around the utility poles and the county to clean the culverts. Dottie was nominated and unanimously accepted to be on the Landscape Committee to help reach environmentally yet eye-pleasing solution to this issue. Steve would contact her.

Annual Meeting Notices: The Annual Meeting will be held at the Yacht Club; Saturday, February 2 at 2:00 p.m. Don will reserve the place. Sam will send notices by Dec. 1, including the above information: the 2008 $300.00 assessment per lot owner, notice of board vacancy (Larry's) and a proxy form.

Meeting adjourned 5:15.
